
The Jersey Shore Real Estate market may have felt frozen during the blizzards, ice tundra and flip-flopping temperatures but it is still HOT! Many of the homes and inventory that were anticipated to come during January and February were pushed off until everything thawed out. This played a role in some pent-up buyer demand jumping at the first listings to show up. Buyers are actively securing homes ahead of Memorial Day. The inventory remaining low is still a consistent trend in many of the surrounding shore towns which is affecting a sellers pricing strategy.
New listings to kick off 2026 were down in all towns* except Sea Girt which was up 50%. Avon (-16%), Belmar (-20%), Bradley Beach (-46%), Spring Lake (-38%), & Lake Como (-62%). Bidding wars are heating up and seeing multiple over asking offers on many recent listings this March.
