
The Shore market remains strong as we head into the holiday season. I’ve compiled market statistics on the following pages to highlight year-over-year comparisons for nearby towns. These include the Netflix development, NYC buyer demand. Also to watch are the interest rates changing to levels that may unlock some inventory from homeowners experiencing the “locked-in effect” with their current low mortgage rates.
Spring Lake and Sea Girt saw the largest year-over-year increases in average sale prices as inventory remains low. Bradley Beach experienced a substantial flurry of inventory & sold volume — up 126% year-over-year — which was quickly met with strong buyer demand and an average of 24 days on market. Belmar & Avon remained very similar in the average sold price year over year and Lake Como improved 5%. Since August, Spring Lake has seen several notable over-asking sales in the general marketplace, including 12 Lorraine Ave, which closed over $1,000,000 above ask at $10M; 305 Atlantic Ave, which sold $899k over ask for $3,499,000; 206 Monroe, which sold $800k over ask at $2,999,000; and 414 Sussex Ave, which sold $500,000 over ask for $2,995,000.
